Brandy's Farmhouse

Brandy's Farmhouse is a stone country house a few minutes' drive from Soho Farmhouse, with a heated outdoor pool, hot tub, sauna, cold plunge, tennis court and a separate annex. There are eight bedrooms and five bathrooms across the main house and annex, a Devol kitchen, more than one sitting room, and grounds of about two acres.

It suits families and groups who want a private Cotswolds base rather than a hotel. Soho Farmhouse is about four minutes by car, or around half an hour on a private trail.

The house

Main house (six bedrooms):

Six bedrooms sit in the main house:

• Bedroom 1: Emperor-size bed, with an ensuite bathroom.
• Bedroom 2: Super king-size bed, with an ensuite bathroom.
• Bedroom 3: Super king-size bed.
• Bedroom 4: Double bed.
• Bedroom 5: Super king-size bed (listed as a California king).
• Bedroom 6: Queen bed on the main floor, with one step up and a bathroom beside the room.

Two bedrooms have ensuite bathrooms. The remaining bedrooms share a large bathroom with a separate bath and a walk-in shower. There is also a cloakroom on the main floor.

There are two sitting rooms, two desks for quiet work, and a Devol kitchen with an AGA, a Bosch oven and hob, two fridges, a washing machine and a separate dryer.

Annex (two bedrooms):

The annex sits behind the tennis court. It is useful for a family who want their own door, or for anyone who needs step-free access to two bedrooms and a bathroom. It includes:

• Bedroom 7: King-size bed.
• A flexible room: two singles or a king, depending on the booking.
• A full bathroom with a shower.
• A kitchenette for simple meals.
• Bedroom 8: a single bed.

Pool, spa and garden:

The outdoor spa area includes:

• Sauna.
• Hot tub.
• Cold plunge.
• Heated outdoor pool with four loungers beside the main house. Heating is included all year.

There is bocce and horseshoes, and a fire pit for the evening.

Also included:

• An electric car charger.
• Parking for up to six cars.
• An indoor dining table that extends to seat 12 to 14, plus two bar seats (14 to 16 in total).
• Two indoor fireplaces (one gas, one wood-burning).
• Outdoor dining and a barbecue from 1 April to 30 October.

There is full high-speed wifi in the six-bedroom main house and the two-bedroom annex.

Air conditioning: split units serve the main sitting room, Bedroom 1 and the annex. They cool the main house (bedrooms 1 to 6) and both annex bedrooms in hot weather. Thick stone walls also hold the daytime heat at bay, and the Cotswolds evenings are usually cooler than London. The annex sits in shade. Every bedroom has a fan.

The outdoor barbecue is available from 1 April to 30 October, not in winter.

Dogs: up to two dogs, for a small fee. Please include them in the guest count.

House rules

No loud noise, and no use of the spa or tennis court, after 10pm or before 8am.

Step-free annex: the annex is level, beside the main house and tennis court, with two bedrooms and a shower room. It is the better option if stairs are difficult.

Most comfortable for a family or group of 6 to 12, with space for up to 15.
